Home Inspectons

Buying a home is a large investment, for most people this is the largest purchase they will ever make and not one anyone should rush into without all the proper information. Buying a home that has major structural damage or needs major amounts of unknown repairs can be extremely costly. Without a proper home inspection you are taking a risk that this will not happen to you. An inspection is designed to protect your financial interest whether you are buying or just maintaining your home, a proper inspection is important to minimize your risks.

Archelon Inspection Service is here to help you minimize these risks. We will provide a thorough inspection of the visibly accessible areas of the home and take notes and photos of all observations and recommendations found, as well as take a few overview photos for your viewing of those areas that you may not want to enter such as attics and crawl spaces. We will then summarize these findings for you during our walk-around summary at the end of the inspection and answer all your questions to the best of ability. Once the report has been proofread we will send your detailed report via email for your viewing. Termite/WDI Inspections

In our area if your home is made of wood and most of them are, then it’s not “if” your home will get hit by a wood destroying insect like termites but “when.” Termites are the second leading cause of damage to our homes and structures behind moisture exposure. Accounting for more than 5 billion dollars in damage annually. That’s more than fire, flood, and natural disaster combined.

The best defense for this is having your home inspected regularly and catching these issues as early as possible. Our certified inspectors with over a decade of professional pest control experience will conduct a thorough inspection and provide a professional NPMA-33 report with each termite inspection. We will also conduct “sound” tests and other non-invasive techniques to provide as much information on the condition as possible.

Radon Testing

Indoor radon gas is the leading cause of lung cancer in non-smokers in the United States and breathing it over prolonged periods can present a significant health risk to families all over the country. The Environmental Protection Agency defines Radon as a radioactive gas that forms naturally when uranium, thorium, or radium, which are radioactive metals, break down in rocks, soil and groundwater. People can be exposed to radon primarily from breathing radon in air that moves up into the indoors of our buildings and homes. Because radon comes naturally from the earth, people are always exposed to it.

Since we are all exposed to it daily, the important factor is at what levels? Radon testing by Archelon Inspection Service can give you an idea of what the levels in the home are under the conditions the testing occurred and helps you decide if a radon mitigation system may be needed. Testing over 2pc/l but less than 4 is recommended by the EPA to either be mitigated or tested again under differing conditions and averaged for a clearer picture in the future. Mitigation is highly recommended on all testing over 4pc/l. Mold/IAQ Testing

Since the day that centralized heating and air conditioning became standard in our homes, we have spent the majority of our time inside the home. This makes the indoor environment an important component of our daily health and comfort systems. The air we breath and substances we touch can put us at risk of pollutants such as gasses, chemicals, pests, and organic growth like mildew or mold.

Molds and other organic growth are a natural part of our environment and play a very important part in breaking down organic matter to make the way for new growth. Mold spores in the air and environment are all around us at all times. On the interior of our structures mold is not typically a concern, spores cannot grow and thrive without a source of moisture so leak free homes seldom have issues. This is the key to keeping the interior of our homes within acceptable levels. However, when there is a growth and moisture issue, large concentrations of certain organic growth/molds can cause irritation, allergies, and asthma attacks, in some individuals, and even produce mycotoxins (toxic substances) in some cases.

Research on mold and health effects is ongoing. For more detailed information, consult a health professional. You may also wish to consult your state or local health department.

If any areas of concern are noted in your home or you are concerned about the indoor air quality then we recommend mold/IAQ testing. Archelon Inspection Service’s trained inspectors will use all tools available to find and note any areas of organic growth or conditions that are conducive to growth. Noted areas can then be investigated and tested if desired or an Indoor Air Quality test can be performed to test for higher than normal levels of toxic substances or allergens.

IAQ testing using spore trap analysis is our primary form of testing indoor mold concentrations. Trained Archelon inspectors will take an outdoor baseline sample and one or more indoor samples and send them to a certified laboratory. The lab will compare contaminants in the indoor air and compare them to the concentrations found indoors and identify levels and species of concern.

Sewer Scope Inspections

As part of a visual inspection the condition of the sewer line below the ground is unknown. The waste system is another very important part of our homes. Back-ups and clogs or other anomolies in the sewer system can be damaging and very costly, not to mention yucky and unsanitary. With a sewer scope, you can get a video inspection of the accessible portions of the sewer from the house to the city main. will help bring you peace of mind or let you know of any deficiencies in your waste system such as clogs, roots, breaks and other potential issues to repair or items to watch for.

Structural Engineer Inspections

Settlement of our homes and buildings here in the midwest is common and will happen to all structures. Cracks in our foundations and interior walls are also common as a result. However, sometimes these are indications of a larger issue or much needed improvement. No one wants to buy a home that needs thousands of dollars of unknown structural repairs. A structural engineering inspection can help clear up any concerns you, your realtor, or your inspector have about the home.

Archelon Inspection Service uses a licensed engineer for our structural inspections when needed. If excessive cracking in the interior walls or foundation is noted or if negative grading and moisture entry concerns are found then a structural engineer report can help understand what’s actually needed or concerning. A structural engineer is also a good idea if you plan to make any major changes or just want added peace of mind.
